Larnaca & Nicosia Corridor, Cyprus

SOLENNE Studios
Managed Residential Studios in Cyprus

Compact, design-led residences engineered for international ownership, managed use and long-term operational reliability.

Located within the Larnaca–Nicosia corridor, SOLENNE Studios combine private residential space with shared operational infrastructure, professional management and a disciplined architectural framework.

Each residence is designed as a complete independent living environment, supported by the SOLENNE Common Operational Facility.

Ownership & Use

Two Ways to Own and Use SOLENNE Studios

SOLENNE Studios are structured around two distinct residential models.

Individual Ownership

SOLENNE Studios

An individually owned residential studio for international families, private owners and students attending Cyprus universities or flight academies.

Individual Ownership is designed for buyers who require a dedicated private residential base in Cyprus while benefiting from professional property management and shared infrastructure.

Private Residential Ownership Each owner acquires an individual residential unit, subject to the final legal and title structure of the development.
Turnkey Residence Studios are delivered fully fitted and furnished for immediate residential use.
Managed Operations Maintenance, common-area management, security coordination and property oversight are handled through the SOLENNE operating framework.
Education & Aviation The location strategy prioritises access to universities, professional education and aviation training within the Larnaca–Nicosia corridor.
Lock-and-Leave Convenience Owners can maintain a reliable Cyprus residence without managing the day-to-day operational requirements of an international property.
Managed Shared Residence

SOLENNE Residence Studios

A professionally managed shared residential model for internationally mobile professionals who require a recurring Cyprus base without maintaining a conventionally underused private residence throughout the year.

The model combines scheduled primary occupancy with professionally managed continuing residential availability.

Included Occupancy Each participation includes approximately 61 days of primary residential allocation per year within the managed rotation framework.
Transparent Allocation Primary occupancy periods are allocated through a predefined and transparent rotation system rather than ad-hoc negotiation between participants.
Continuing Residential Access Additional residential availability may be provided outside the included allocation, subject to capacity management and supplementary occupancy charges.
Operational Reserve Capacity The shared residence system is supported by the SOLENNE Flex Residence — dedicated residential capacity retained for additional occupancy, transitions, maintenance displacement and operational requirements.
Professional Management Scheduling, residence preparation, housekeeping coordination, maintenance and common infrastructure are administered centrally.

Spatial Architecture

The Residence

SOLENNE Studios are conceived as compact architectural residences rather than conventional serviced apartments or temporary accommodation.

The design prioritises spatial efficiency, acoustic performance, natural light, durability and straightforward long-term maintenance. Each studio incorporates a private living and sleeping environment, integrated kitchenette, full bathroom and dedicated residential storage.

The architectural system is based on repeatable construction principles designed to provide consistency across the development while maintaining a high-quality residential environment.

Universal Design

The Studio architecture is developed around inclusive and practical residential use.

Bathrooms, circulation zones and primary residential spaces are designed with accessibility and universal-design principles in mind.

Final accessibility, fire, structural and building-code compliance will be developed and validated in accordance with applicable Cyprus and European requirements.

Acoustic Performance

Acoustic separation is a core design consideration within the Studio system.

Residential units are separated through enhanced party-wall construction and carefully coordinated service zones intended to reduce transmission between neighbouring residences. Mechanical and plumbing services are consolidated to minimise unnecessary acoustic penetration through residential separation walls.

Final acoustic specifications will be confirmed through detailed engineering and local regulatory review.

Centralized Services

Common Operational Facility

Every SOLENNE Studio is supported by the Common Operational Facility — the operational centre of the development.

The COF is designed to centralise services that would otherwise need to be managed independently by each international owner.

Professional Workspaces

Dedicated work environments support owners and residents requiring a reliable professional base while in Cyprus.

Shared Mobility

A managed electric-vehicle fleet provides practical mobility without requiring every owner to maintain a private vehicle permanently on the island.

Owner Storage

Secure personal storage allows residents to leave clothing, equipment and personal items in Cyprus between visits.

Operations & Management

Maintenance coordination, residence preparation, common-area management and operational support are administered from a central location.

Ownership Profile

Designed for International Ownership

SOLENNE Studios are designed for people whose residential requirements extend beyond conventional holiday property.

Typical users may include international families maintaining a Cyprus base, students attending universities or flight academies, internationally mobile professionals and owners requiring a professionally managed Mediterranean residence.

The objective is simple: provide a reliable residential base that remains operational whether the owner is in Cyprus or abroad.

Residential Infrastructure, Not Advisory Services

SOLENNE provides real estate and residential infrastructure.

Owners may independently use their property and residential presence in Cyprus in connection with personal, academic, professional or corporate objectives.

Immigration status, tax residency, corporate structures and individual legal arrangements remain separate matters requiring advice from appropriately qualified Cyprus professionals.

SOLENNE works with owners and their chosen legal and tax advisers where property documentation or development information is required.

Architectural System

The Studio development is based on a repeatable low-rise architectural system designed around efficient construction, shared infrastructure and long-term maintainability.
