SOLENNE Framework
Residential Infrastructure for Long-Term Mediterranean Ownership
SOLENNE is a design-led residential framework for the development, operation and long-term stewardship of internationally owned residences in Cyprus.
The framework combines architecture, repeatable building systems, shared infrastructure and professional operations within a coherent development model.
Rather than treating buildings, energy, mobility and property management as separate layers, SOLENNE approaches them as parts of one integrated residential system.
Integration of Site Planning, Precision Building Envelopes, Shared Infrastructure, COF Facility, and Lifecycle Operations.
Typology Portfolio
One Framework. Three Residential Models.
SOLENNE currently applies its architectural and operational principles through three distinct residential models. The building typologies differ, but the underlying infrastructure principles remain consistent.
SOLENNE Villas
Estate Typology
Generous private residences structured around shared long-term ownership, residential privacy and professional estate management.
SOLENNE Pavilions
Distributed Landscape Typology
Landscape-integrated residences organised through low-rise distributed architecture, controlled privacy and climate-responsive design.
SOLENNE Studios
Compact Infrastructure Typology
Compact, high-performance residential units designed for individual ownership and professionally managed shared residence models.
System Architecture
Architecture as a System
SOLENNE is designed around repeatable architectural logic rather than isolated one-off buildings.
Core structural principles, service coordination, wet zones, circulation strategies, envelope performance and operational requirements are considered at framework level before being adapted to individual sites and residential typologies.
This creates a controlled balance between architectural flexibility and technical standardisation. The objective is not to make every building identical, but to reduce unnecessary complexity while preserving architectural quality.
Repeatable Building Logic
Repeatability allows development knowledge to accumulate from one project to the next. Where appropriate, SOLENNE standardises:
Standardisation can improve procurement, quality control, maintenance and replacement planning while reducing avoidable technical variation. Final construction systems remain subject to site-specific architecture, engineering, regulation and supplier validation.
Planning Methodology
Site-Responsive Development
SOLENNE is not based on transferring one fixed masterplan from site to site. Every development begins with the characteristics of the land.
Planning designation, topography, access, orientation, neighbouring development, infrastructure, landscape and environmental conditions determine how the framework is applied. The residential typology is therefore selected and adapted in response to the site rather than imposed upon it.
This planning-led approach is particularly important in Cyprus, where development parameters can vary significantly between locations and planning zones.
Low-Density Residential Planning
Where land conditions allow, SOLENNE prioritises controlled density and clear spatial relationships between residences.
Privacy is created through distance, orientation, architecture, landscaping and controlled circulation rather than through excessive visual barriers. Common infrastructure is consolidated where practical, allowing the residential areas themselves to remain quieter and less operationally cluttered.
Centralized Systems
Shared Infrastructure
A central principle of SOLENNE is that every residence does not need to duplicate every supporting system. Infrastructure that benefits from central coordination is developed at estate or project level.
Energy Infrastructure
Coordinated photovoltaic generation, battery storage, electrical distribution and digital energy monitoring.
Water Management
Centralised monitoring, irrigation coordination and appropriate water-management infrastructure.
Mobility Infrastructure
Managed electric mobility and charging infrastructure, where appropriate to the development.
Owner Storage
Secure personal storage facilities supporting recurring international residential use.
Technical Services
Central access to maintenance systems, spare equipment and operational resources.
Digital Infrastructure
Connectivity, environmental monitoring and building-management coordination appropriate to the development.
The precise infrastructure configuration is determined through project-specific engineering and planning.
Common Operational Facility (COF)
The Common Operational Facility provides a physical base for the operational layer of selected SOLENNE developments. Rather than distributing management and technical functions throughout the residential environment, the COF consolidates appropriate services into a dedicated facility.
The COF is not intended as a hospitality reception building. It functions as operational infrastructure supporting privately occupied residences.
Designed for Managed Ownership
Internationally owned residences often remain unoccupied for significant periods. SOLENNE addresses this operational reality from the beginning of the design process.
Residences are conceived to support straightforward inspection, maintenance, preparation, remote monitoring and controlled access when owners are absent.
Durability and serviceability treated as core architectural requirements.
Long-Term Stewardship
The delivery of a building is only the beginning of its operational life. Landscape, façades, energy systems, mechanical equipment and shared infrastructure require scheduled inspection and planned maintenance.
The framework incorporates long-term stewardship principles to preserve architectural quality rather than allowing properties to diverge through inconsistent upkeep.
Coordinated long-term stewardship across the development.
Architecture & Operations Together
Traditional development separates architecture from later operations. SOLENNE treats the two as interconnected.
Maintenance access, service routes, equipment replacement, storage and residence preparation are coordinated during initial design, eliminating post-construction compromises.
Operational efficiency engineered directly into spatial layouts.
Technical Integration
Core Engineering Disciplines
Multi-layered technical strategies designed to operate coherently across Mediterranean climatic and environmental conditions.
Climate-Responsive Design
Prioritises passive architectural measures before mechanical systems: controlled solar orientation, deep roof overhangs, sheltered terraces, high thermal performance envelopes, and planted microclimates.
Energy Infrastructure
Integrates rooftop photovoltaics, battery storage, and smart EV charging at project level. System generation capacity and grid interaction are coordinated prior to construction.
Water & Landscape
Planting and irrigation strategies are developed for Cyprus climate conditions, with site-appropriate water management and stormwater control.
Acoustic Design
Incorporates structural separation, decoupled party walls, and consolidated mechanical service shafts to reduce unnecessary noise transmission between adjacent residences and service zones.
Inclusive Residential Design
Universal-design principles applied to circulation zones, entry thresholds, bathrooms, and shared infrastructure to support long-term residential accessibility.
Material Discipline
Controlled palette evaluated by climatic exposure, durability, repairability, and replacement cycles to ensure buildings age gracefully without reliance on cosmetic coatings.
Execution Strategy
Construction & Manufacturing Strategy
SOLENNE is intended to work with construction systems that support precision, repeatability and controlled quality.
Where appropriate, off-site or factory-assisted manufacturing may be used to improve consistency and reduce unnecessary site complexity. The framework does not depend on one specific construction supplier or proprietary building technology.
Construction partners are selected according to project requirements, technical capability, regulatory compliance and commercial suitability.
Planning Before Product
SOLENNE development begins with site feasibility before committing a residential model:
- Planning designation & zoning
- Land geometry & topography
- Access & utility infrastructure
- Buildable area & density
- Environmental conditions
- Appropriate residential typology
- Construction & energy strategy
- Operational configuration
Only after these parameters are understood is the final development configuration established.
Site Feasibility → Planning Validation → Architectural Adaptation → Technical Engineering → Construction → Lifecycle Operations.
Collaboration Framework
Development Partners
SOLENNE is designed to work with specialist professional partners rather than internalising every discipline. SOLENNE coordinates the residential framework while specialist disciplines remain within their respective professional responsibilities.
For Landowners
SOLENNE works with suitable landowners where a site aligns with one of our residential models. Initial assessment focuses on planning designation, location, access and topography.
Sites evaluated against framework criteria before architectural engagement.
For Construction & Technical Partners
We seek partners capable of combining repeatable technical systems with architectural flexibility. Discussions focus on buildability, quality control, cost discipline and serviceability.
Commercial residential pricing remains separate from construction procurement.
For Professional Advisers
SOLENNE maintains a clear distinction between development and regulated professional advice. The framework provides advisers with a clearly documented physical and operational baseline.
Structured physical models for seamless legal and regulatory execution.
Platform Scale
Development Discipline
SOLENNE is intentionally designed as a controlled development platform rather than a high-volume residential brand.
Projects are expected to progress only where the site, regulatory environment, construction solution and operational model support the required residential standard.
The objective is not maximum project count. It is repeatable execution with controlled architectural and operational quality.
Geographic Footprint
Current Geographic Focus
The initial development focus is Cyprus, particularly locations within the broader Larnaca–Nicosia corridor where residential demand, infrastructure and access align with the SOLENNE framework.
Expansion into additional locations is considered only after the underlying development and operational model has been demonstrated through completed projects.
Residential Infrastructure, Not Advisory Services
SOLENNE develops residential real estate, architecture and associated operational infrastructure. Planning permissions, construction approvals, legal structures, ownership arrangements, taxation, immigration matters and other regulated professional services remain subject to the applicable Cyprus framework and independent professional advice.
References to architectural systems, infrastructure strategies or development configurations describe SOLENNE design intent and remain subject to project-specific validation.
